As you reach the closing stages of Final Fantasy 16, you’ll unlock a large number of Side Quests that end the arcs of many of the game’s side characters. This page will guide you through the necessary steps of the Under New Management II Side Quest and defeat the Encroaching Undertaker.
Return to !Isabelle in !Northreach to accept the Under New Management II Side Quest.
With the garrison otherwise engaged in refortifying Northreach and rebuilding Caer Norvent, Isabelle fears that the town wants for sentries, and asks Clive to lend Phillipe and his newly formed town watch his aid.
How to Start the Under New Management II Side Quest in Final Fantasy 16¶
Before you can even begin to think about taking on this Side Quest, you’ll have to progress the Main Quest until you have the final one, Back to Their 
Origin, available. At this point of the adventure, the final batch of Side Quests will unlock as you’ll be able to resolve all of the mini arcs that have been happening throughout the game.
You’ll also have to make sure that you’ve completed the first Side Quest in this line, Under New Management. Once you’ve met these conditions, make your way back to 
Northreach one final time to speak with 
Isabelle at 
The Veil to get the Quest underway.
Head to the south exit of Northreach and you’ll find Phillipe and 
Sabine, speak with him (once Clive gets a chance) and you’ll learn there’s more 
Akashic on the way.
How to Defeat the Akashic at Greagor’s Weep¶
Fortunately, you won’t have to go far to locate this group of Akashic, Greagor’s Weep can be found just to the southeast of Claireview. Hop on 
Ambrosia and ride down to the southeast and you’ll soon spot the Akashic in question.
Despite being a large group of Akashic Revenants, they should cause you little hassle so make use of Area-of-Effect (AoE) abilities to whittle them down. You can also take the time to build up the Zantetsuken gauge to Lv 5 ahead of the next battle (the counter doesn’t decrease between battles). Once the battle is over, Phillipe will catch up to Clive and ask him to return to Northreach immediately. Following the scenes, Clive opts to take out the main force close to 
Oriflamme.

How to Defeat the Encroaching Undertaker¶
Once you reach the designated spot in the Royal Meadows, you’ll be thrust into battle against another simple group of Akashic. Dispatch them without wasting any of your stronger cooldowns and soon after, you’ll meet the main threat of this Side Quest, the Encroaching Undertaker.
You’ll have fought a version of the Undertaker before, back in the Into the Darkness Main Quest, and you can expect the same kind of battle here, just with added oomph. You can learn more about the The Encroaching Undertaker’s attacks below:

Charge - It will often resort to using its Charge attack on you, similar to every other charge in FFXVI that can be used to easily score a
Precision Dodge. -
Stomp - The Undertaker raises one leg in the air and stomps on the ground, causing a small shockwave. You can Precision Dodge this, but it’s much easier to simply back off.

Ground Pound - The Undertake will pull its arm back and then pound the ground, causing an explosion around the impact. When you see it pull back, back way to avoid it.
If you saved a Lv 5 Zantetsuken and have 
Gigaflare and 
Lightning Rod equipped, you can end this battle at the first Stagger phase. Pop 
Limit Break, drop a Rod on it and then use Gigaflare followed by a Lv 5 Zantetsuken, this will easily defeat it in one fell swoop!
You’ll automatically return to town following your victory as some scenes play out. Return to Isabelle once you regain control to bring a close to the arc for the people of Northreach. You’ll also obtain 7200 Exp, 40 Renown, an 
Orichalcum, 
Meteorite, and the Veil Signboard curiosity.
