This page offers a guide on the unique homestead options for Lakeview Manor, which is the Homestead built in Falkreath.

All the Homesteads are exactly the same except for their unique exterior features and their unique carriage drivers and bards. In addition, should you become thane of the hold, the respective housecarl will move into your homestead.

Lakeview Manor overlooks a beautiful lake, so having a balcony on the west-wing or north-wing could be a nice option!

Lakeview Manor’s Unique Exterior Feature - Apiary

The unique exterior feature of Lakeview Manor is an apiary, which comes with 5 bees and 1 honeycomb. You can then collect the bees to make potions, and the honeycomb can be used to make sweet treats. They’ll respawn every few days. The apiary costs 2 Sawn Logs, 1 Nail and 2 Straw to construct and can then be found behind the northwing of your homestead.

The apiary holds bees and honeycomb.

Lakeview Manor Bard: Llewellyn the Nightingale

When you purchase a Bard from your Personal Steward for 1,500 Gold, you’ll get a specific bard for each homestead. For Lakeview Manor, you’ll be assigned the bard Llewellyn the Nightingale.

Llewellyn the Nightingale is exclusive to Lakeview Manor.

Lakeview Manor Carriage Driver: Gunjar

The Carriage Driver is purchased for 500 Gold. For Lakeview Manor, you’ll be assigned Gunjar. Whilst he never leaves his carriage, he is considered a “resident” of Lakeview Manor.
